"Lakeside Villas" is a gated community of four separate homes, located in a tranquil residential area of Ambergris Caye, about 3/4 mile from town. These homes are close to the beaches, the Villas at Banyan Bay, restaurants and shops. Lakseside Villas overlooks a tranquil lake that was created years ago by early developers excavating sand. Now that same lake abounds with birds, fish (including tarpon) and other wildlife. The sense of peace and quiet to be had in this part of the island is unmatched except in locations much more remote from town.
Beachfront vs. Lakefront: Many people look for beachfront property on Ambergris Caye not realizing that the waterfront beach is public and can never be used as their private beach. Anybody can use the beach in front of every beachfront home. Beachfront property is much more expensive and is subject to storm damage as well. So consider instead this private lakefront property only a 5 minute walk from the beach and grocery stores.

The yellow house is for sale and has the best location in Lakeside Villas. It is the most private, has the best views, and gets the best cooling breezes. It is one of the 2 "front row" houses and sits directly in front of the lake. This location is always peaceful as the rear houses also serve as a sound buffer against any noise from the road.
The upper deck is my favorite spot. Great for morning coffee or dinner on the warm nights (translated every night unless raining). It is high enough to be above the bugs, which is really nice.
It is a 2 bedroom, 2 1/2 bath home with over 1630 square feet of quality construction. The interior living area has over 1200 square feet. There is over 400 square feet of veranda space. It has storm rated doors and windows which provide quiet in addition to safety. In addition to split A/C in every room, there are 9 quality ceiling fans throughout the house.
Both bedrooms are "Master" bedrooms with ensuite bathrooms. One has a jacuzzi tub and the other has a glass block shower. There is also a large combination 1/2 bath / laundry room downstairs. Quality Moen plumbing fixtures throughout.
You'll never have to worry about outside maintenance in this tropical climate. All exterior repairs, even roof repairs, are covered by the Home Owner's Association. Even regular repainting of the houses is included.
Very Sturdy
A couple years ago, the eye of Hurricane Dean came very close over the island (I saved a Satellite picture to prove it). Dean was a Category 5 Hurricane. I stayed in the house and slept through most of the hurricane. I could barely hear it. The "storm resistant" rated windows and doors seal very tight. I kind of felt cheated. I wanted to open a window or door to see what it was like outside, but it is probably a good idea that I didn't.
The house has a "Strata" Title.
